Our Design Process

Step 1) Consultation

Client and Designer meet to discuss the project.

Step 2) Preliminary

Designer will provide Preliminary Drawings and suggestions based on consultation.

Preliminary Drawings will include:

• Basic dimensioned floor plan(s) (foundation not included)
• Front elevation
• 2 copies of Preliminary Drawing for review

Step 3) Bid Set

After Client approves Preliminary Drawings, Bid Set Drawings will be produced.
Bid Set Drawings will include:

• Foundation and updated floor plan(s) (structural components shown, not specified)
• 4 elevations
• 2 copies of Bid Set Drawings for review

Step 4) Construction

After Client approves Bid Set Drawings, Construction Drawings will be produced.

Construction Drawings will include:

• Drawings that meet the requirements to obtain permits in the local area
• Details deemed necessary by the Designer
• 6 sets of copies of Construction Drawings

Design Service Fees

Custom Residential Design

$.60 per square foot of living space (not including unfinished basements, porches, garages, or covered decks).

$.20 per square foot of finished basement space.

Miscellaneous Design:

Details, Remodels, Decks, Light Commercial, etc.

$80 per hour (decks up to 250 square foot included with Custom Residential Design fee. Larger decks may be subject to Miscellaneous Design Fees)

$120 flat fee
